How Long Will My Survey Take?
When buying a property, it’s natural to want the process to move smoothly. Once you’ve made an offer and arranged your mortgage, a common question is: how long does a property survey take? A RICS home survey is a professional inspection of a property’s condition, designed to highlight defects, maintenance concerns, and safety issues before purchase. There are different levels: a Level 2 HomeBuyer Report is suited to modern, conventional properties in reasonable condition, while a Level 3 Building Survey provides a more detailed assessment for older, extended, or non-standard properties.

Inspection times vary depending on the property’s size, age, and complexity. Typically, a Level 2 survey takes 1.5–3 hours on site, while a Level 3 survey can take 2–5 hours. Larger homes, multiple floors, or restricted areas such as lofts or roofs may extend this time. During the inspection, surveyors check walls, ceilings, floors, roofs, windows, and visible plumbing and electrics, noting any issues such as damp, structural movement, or timber decay.
After the inspection, we prepare a written report, usually delivered within 3–5 working days depending on the survey level and property complexity. Factors that can affect timing include property size, condition, access arrangements, weather, and any follow-up investigations required.
